TAKING OVER OF FACILITY MANAGEMENT SERVICES IN RESPECT OF AWHO CHENNAI DINESH VIHAR COMPLEX BY RWA (DVAOA) blinking new small

1. It is intimated that the responsibility of Facility Management Services at AWHO Chennai "Dinesh Vihar" Complex has been handed over to RWA (Dinesh Vihar Apartment Owners Association) wef 01 Jun 2021. However, all payments shall be continued to be made by PD out of Facility Management Fund in consultation with DVAOA till they intimate their account details, which should be done by DVAOA latest by 31 Jul 2021.

2. Accordingly, wef 01 Jun 2021, the routine, maintenance responsibilities of Dinesh Vihar Complex to include Security, Housekeeping, Water Tankers Management, Operation & Maintenance of STP, Lifts, Pumps and Common Area Lighting, Management of Central Podium (including Swimming Pool), Monitoring of Interior Works and Rentals, Garbage Disposal, Pest Control etc are being managed by RWA (DVAOA).

3. A new Estate Manager has been appointed wef 01 Jun 2021, as selected by DVAOA, to look after the above issues, who reports to President / Vice President and Secretary of DVAOA. AWHO site office shall continue to provide technical support whenever and wherever required.

INFUSION OF FUNDS

1. Further to our update dated 17 Aug 2020.

2. Post approval from Board of Governors firm commitment of dates have been obtained from the contractor through MoU, which were intimated to allottees through web update dt 17 Aug 20. Infusion of funds by AWHO to speed up the project for earliest completion has commenced.

3. Post opening up of lockdown due to COVID-19, the wk at OMR Chennai project has re-commenced in full swing. Wk on Tower 'B' & 'C', Podium, Club House and all other assets have started simultaneously.

4. All out efforts are being put to complete the project as per sch intimated vide web update on 17 Aug 20 in all respect.

OMR CHENNAI (DINESH VIHAR) : UPDATE

CHENNAI (OMR) : TEMPORARY SUSPENSION OF REGISTRATION PROCESS

1. The registration of sale deeds at Sub Registrar office in respect of AWHO Chennai Project commenced in Oct 2019 and 59 flat owners completed the registration process till the announcement of national lockdown in Mar 2020.

2. It is informed that since Apr 2020, Registration Department has put registration of land in Thazhambur village on hold since land records are under scrutiny by Revenue Department. As a result, the registration of sale deeds of DUs of Dinesh Vihar has been placed under temporary suspension.

3. It has been verified from concerned department that survey numbers 172/1 and 173 pertaining to our Chennai project are not part of the scrutiny, however, for the time being, registration of land for entire Thazhambur village has been put on hold.

4. Since the title of AWHO Chennai land is clear, Registration Department has been approached to recommence registration process for our project. Once that materialises, flat owners shall be informed accordingly through AWHO website.

HANDING/TAKING OVER SCHEDULE OF AWHO PROJECT OMR CHENNAI

1. Further to our update dated 08 Jun 2020.
2. Due to stringent lockdown in Chennai, the handing over of DUs of tower D, E & F is likely to commence with effect from 01 Aug 2020 provided the lockdown is lifted by 30 Jun 2020.
3. The last date for payment and commencement of care taking charges in respect of Tower 'A' allottees are hereby postponed to 31 Aug 2020 and 31 Oct 2020 respectively.
4. The above will be reviewed in first week of Aug 2020 to decide if the same needs to be further extended based on situation prevailing at that time.

HANDING/TAKING OVER SCHEDULE OF AWHO PROJECT OMR CHENNAI

1. Further to our update dated 22 Jan 2020 and 15 May 2020.
2. Govt of Tamilnadu has extended the lockdown in view of COVID-19 upto 30 Jun 2020 vide Order No 260 dated 30 May 2020. Many localities around our project site namely, Thazhambur village, Perumbakkam, Sithalapakkam, Navalur and Solinganallur have been declared as Containment Zones.
3. In view of above, handing taking over of Towers 'A', 'D', 'E' & 'F' is hereby postponed to 10 Jul 2020 instead of 08 Jun 2020. All allottees however, will have to pay the complete payment before take over.
4. The last date for payment and commencement of care taking charges in respect of Tower A allottees are hereby postponed to 31 Jul 2020 and 30 Sep 2020 respectively.
5. The above will be reviewed in first week of Jul 2020 to decide if the same needs to be further extended based on situation prevailing at that time.

HANDING/TAKING OVER SCHEDULE OF AWHO PROJECT OMR CHENNAI

1. Further to our update dated 07 Apr 2020 and extension of countrywide lockdown by Govt of India. Fresh dates to recommence handing over of DUs of tower D, E & F are postponed to 08 Jun 2020. All allottees however, will have to make the complete payment before take over.
2. The last date for final payment in respect of Tower 'A' is hereby postponed to 15 Jun 2020 instead of 31 May 2020 as intimated earlier. This will be reviewed in first week of Jun 2020 to decide if the same needs to be further extended based on situation prevailing at that time.

1. Due to COVID-19 outbreak and subsequent nationwide lockdown, Handing/taking over of Towers 'D', 'E' and 'F' which was in progress prior to lockdown shall remain suspended till further intimation by this HQ. Fresh dates to re-commence handing over of DUs shall be intimated by last week of Apr 2020 based on the situation prevailing at that time.
2. The last date for final payment in respect of Tower 'A' is hereby postponed to 31 May 2020 instead of 30 Apr 2020 as intimated earlier. This will be reviewed in second week of May 2020 to decide if the same needs to be further extended based on situation prevailing at that time.

PROVISION OF COMMUNICATION INFRASTRUCTURE

2. Based on discussions with group of allottees at AWHO Chennai Site on 06 Apr 2019, it has been decided to permit the following Service Providers to establish their infrastructure at Dinesh Vihar at "No cost, No commitment' basis:-
 (a) BSNL and their Channel Partner M/s Polestar
 (b) Airtel
 (c) Tatasky
 (d) ACT
 (e) Jio Gigafiber
3. Allottees will have the option of choosing services of any of these Service Providers.

PROVISION OF COMMUNICATION INFRASTRUCTURE IN AWHO, CHENNAI, OMR (DINESH VIHAR) PROJECT

1. AWHO, Chenai OMR (Dinesh Vihar) project is nearing completion. Handing over of DUs of Tower 'E' and 'F' is likely to commence in Apr 2019.
2. The allottees would require communication, internet and cable TV facilities immediately on occupation of their DUs. To facilitate provision of these facilities, which have to be paid for by the allottees, AWHO has explored various service providers and shortlisted them. The details are given below :-
(a) Data and Voice Connectivity.
(i) BSNL has proposed to provide state of the art FTTH (Fibre To The Home) at a reasonable tariff with a speed of 100 Mbps. Both voice and data connection is being given through the same Optical fibre cable. BSNL will provide free of cost laying of FTTH if they get minimum assured connection of 1/3rd population.
(ii) ACT Fibre net is found to be most preferred agency in this region especially by the people who are working in IT sectors to provide DATA connectivity. They are ready to lay their fibre net free of cost with a speed of 150 Mbps. This can be provisioned in addition to BSNL service.
(b) Cable TV.
(i) Full High Definition (Full HD) as well as Standard Definition (SD) digital cable TV service shall be provided by M/s Pole Star Telecom private limited who is the Channel Partners of BSNL. They will provide cable TV and intercom service through the same Optical fibre cable laid for BSNL.
(ii) M/s Sat Wave is also to provides Cable TV connection. They are specialist in Cable TV services from multiple agencies through the centralized antenna. This can be made available immediately in case of maximum allottees agree.
3. Technical Brochure of (ACT FIBERNET, BSNL and POLE STAR TELECOM) firms except M/s Sat Wave are att herewith for perusal. Any other clarification required may be sought directly from the PD Chennai.

Based on willingness conveyed by the allottees, AWHO Chennai office can take proactive actions to have the communication and cable TV infrastructure in place by the time occupation of DUs commence.

2. TNEB has commenced work for provision of electrical infrastructure at the Project site. Fire pumps have also been received from M/s Kirloskar and are under installation. However, since mandatory clearances/NOC can only be obtained after installation of this equipment, the handing/taking over is being postponed. The handing over will commence in a phased manner for Towers E, F & D by 01 Apr 2019, which will be followed by handing/taking over of Towers A, B & C.

2. Towers E & F are complete, and Tower D is also close to completion. However, due to delay in provision of electric infrastructure by TNEB, and delivery of fire pumps by M/s Kirloskar, Pune which in turn has delayed obtaining clearances/NOC from the concerned Departments, the handing/taking over has been postponed. Handing/taking over will now commence in a phased manner wef 15 Feb 19 for Towers E, F & D, which will be followed by handing/taking over of Towers A, B & C.

POSTPONEMENT OF PDC : OMR CHENNAI PH - I

As on date the work has progressed to 68%. The work of main contract is going on as per schedule . All out efforts are being made to ensure progress as per schedule.

However, the Probable Date of Competion (PDC) of the project is being revised to Dec 2017. The revision has been necessiated due to  'Vardha Cyclone'  which stalled construction for 2-3 months due to which a mismatch has occurred between the physical & planned progress.

There is NO change in the amount of instalments and other terms and conditions.
Inconvenience to the allottees is sincerely regretted please.

* Due to unavoidable reasons, the physical progress is yet to match the planned progress.  All efforts are being made to speed up the work and complete the work by PDC  announced now.
